Cmhc Mortgage Loan

20 March 2010 Categories: general

An insurance that covers a lenderâ??s risk which is linked with financial loss (normally occurring when the person is unable to pay mortgage loan) is known as the CMHCâ??s Mortgage Loan Insurance. CMHC stands for Canadian Mortgage and Housing Corporation. Such non payment of loans increases the demand of this insurance under the best interest rate. The amount of the premium paid under this insurance can vary between 0.65% and 2.74% depending upon the proportion of the buy price or the home value is invested with the mortgage loan. With the help of CMHC Mortgage Loan Insurance, one can be the owner of the property by paying a down payment which can be as low as 5% of the purchase price. It is a good idea to make a down payment of five percent as a minimum of the residence price, but it also depends on the property price -

â?¢ For a solo family and two unit residence – minimum five percent down payment is required.

â?¢ For up to a four unit residence – minimum of ten percent down payment is essential.

But it should be remembered that only Canadian citizens can apply for CMHC Mortgage Loan Insurance.

CMHC Mortgage Loan Insurance has many advantages â??

1. It can be applied to various kinds of housing.

2. It is available everywhere in Canada.

3. It has several flexible products and options to help the buyer in going for the best investment.

In a normal case, the buyer pays the minimum down payment. Sometimes, first time homebuyers receive gifts from the relatives for the down payment. Any promotions offered by the lender and money borrowed from friends and family is acceptable as additional sources of down payment for the borrowers through CMHCâ??s Flex Down product.

Before applying for CMHC, a person should keep following points in mind -

â?¢ The qualifying criteria

â?¢ Is the lender approved by CMHC?

â?¢ The total housing cost including Principal amount, Interest accrued, property tax and heating costs (P.I.T.H.) should not be more than thirty two percent of the gross household income.

â?¢ The total debt should be less than forty percent of the gross income. To get the Total Debt Service (TDS) ratio add up the P.I.T.H. and payments on all other debt / gross annual household income and 50% of condominium fees (if applicable).

â?¢ Take the closing cost (like the lawyer fees, adjustments, land transfer tax if applicable, PST and GST as applicable etc.) into account. This is usually two to four percent of the purchase price.

â?¢ There are certain details which may vary from case to case and one needs to get in touch with the lender to know about them.

The premium of the CMHC Mortgage Loan Insurance is based on the amount of the down payment made and is proportional to the cost of the house or the value that one borrows. The higher the value of the house the higher will be the insurance premiums. This insurance is paid by the lender, who later passes on the charges to the actual buyer.

So, in order to pay less interest rates and avoiding the administrative charges, one should go for the mortgage insurance.

Going International With Fiabci

20 March 2010 Categories: general

When real estate markets go international, FIABCI helps agents and brokers make the transition. This organization, known in longhand as the International Real Estate Federation, is spreading from city to city across America, and it’s changing the way many industry professionals do business. In early 2008 Austin Texas became the latest city to form an FIABCI chapter.

FIABCI stands for “Fédération Internationale des Administrateurs de Biens Conseils et Agents Immobiliers,” and was founded in France following the second world war, at a time when many ambitious businessmen envisioned global organizations to promote cooperation among nations. Many groups of this nature took years to find widespread support, but this one was quickly successful. The organization held its first international congress in 1951 with delegates from Belgium, Canada, Switzerland, Denmark, the United Kingdom, and Holland. Over the following decade FIABC would attract dozens of additional nations and hold several more international congresses. In 1964 at a meeting in Tel Aviv, the organization adopted the International Real Estate Federation moniker, but kept the FIABCI abbreviation, since it was already recognized worldwide.

Today FIABCI has more than two million individual members in 65 countries. At its most basic level, the organization promotes information sharing and networking on all levels of real estate. Almost anyone connected to the industry can become a member, provided they have enough experience, good standing in their market, and can work on an international level. Members of FIABCI include brokers, property managers, appraisers, developers, lawyers, insurers, architects, urban planners, and other professionals.

FIABCI is especially useful in markets where foreign investment is high and a strong economy has produced demand for commercial real estate – a weaker US dollar in recent quarters has also brought more international buyers and sellers to the market. In the case of Austin, businesses and residents from all over the globe need help finding office space and homes quickly, and FIABCI facilitates this. The organization’s broad-based membership can help speed up transactions and enable professionals from different continents to collaborate quickly on client work. At the political level, FIABC FIABCI also works to promote high real estate standards and ethical business practices around the world as a special consultant with NGO status to the United Nations’ Economic and Social Council.

Real estate professionals who work in a few residential neighborhoods or cities may not ever need to deal directly with FIABCI, but they may still find it useful as a resource on the evolution of the industry. For agents and brokers working internationally or commercially, FIABCI is definitely a worthwhile resource, and could mean the difference between a solid local business and one with the potential to expand overseas.

It’s a strange, strange world

19 March 2010 Categories: general

by Philip Yaffe

As someone once said (it may have been Einstein, but it may have been someone else): “The universe is not only stranger than we imagine, it’s stranger than we can imagine.”

Whoever may have said it, in 1929 a certain Robert Ripley took the message to heart and set about proving it. The result was a long-running cartoon strip titled “Ripley’s Believe It or Not” that eventually boosted Ripley to head an international media empire.

Ripley’s cartoons would illustrate bizarre facts and happenings around the globe. They were extremely popular and sometimes had surprising consequences.

For example, in November 1929 he published a panel saying, “Believe it or not, America has no national anthem,” which started a national debate on the subject. It took less than two years to rectify the situation. In March 1931 President Herbert Hoover signed a law adopting “The Star Spangled Banner”, based on an 1814 poem by Francis Scott Key, as the America’s musical standard bearer.

I used to be an avid reader of “Ripley’s Believe It or Not”, as well as other sources of odd and amusing facts. I still enjoy learning about the weird and the wonderful, because it is an excellent way of staying young.

Here are a few of my favorite oddities. I have actually checked some of them myself and they proved to be correct. It is therefore probably safe to assume that the rest of them are as well, however bizarre some of them might seem. It is possible that some of the weird laws I have come across are now (hopefully) outdated.

American Volunteers of World War I

18 March 2010 Categories: general

At the outbreak of World War I, France was facing a bitter struggle for liberty.  Facing unbelievable odds, the brave French attempted to save their country and heritage.  During this time in America, there were some who strongly believe in the ideals of freedom and the pursuit of happiness.  These brave Americans took up arms along side the French to assist them in protecting their freedoms.  These were volunteers who stood firm on the ideals that men and women should be free.

A couple of years ago, a movie called Fly Boys portrayed this little know period of history.  While the film focused on those who flew airplanes, there were others whose lives were sacrificed for the cause.

These men who fought in the armies of Canada, Great Britain, and France came from all walks of life.  They were men from wealthy estates to men of less fortune.  Whether rich or poor, all these men had one thing in common; they believed in freedom for all mankind.  These men were writers, lawyers, engineers, former soldiers and sailors, boxers, butchers, explorers, and university students.

One of these men, named Paul Rockwell was seriously wounded in Champagne during the war wrote, “In the Foreign Legion about two hundred Americans are serving or have served.  The bitterest regret of my life is that so few Americans have come to aid France.”  Men like Paul Rockwell served with great honor to our country and to France.  By January, 1917, seventy citations in official orders were awarded to the American volunteers who served bravely in the fight.  Here are a few of the names that served and sacrificed their all for this cause.

May we always remember that freedom is never free and that the cost was taken out of the very best of our country men and women.  It is their legacy that we should honor and cherish as long as we live in this free nation.

Child Insurance: A Threat?

16 March 2010 Categories: general

The attack on child insurance, if not adequately answered, threatened the very life of industrial insurance. Weekly Premium business was for the family; and unless the youngsters who formed so large a part of the family were included, the basic principle of this type of coverage was defeated. This result was abundantly evident from the experience of the Prudential of London, the expansion of which had been radically hindered by a temporary ban on child insurance.
In 1889 the Pennsylvania Legislature introduced a bill to prohibit insurance on children. The idea spread to New York, Ohio, Massachusetts, Connecticut, and to Canada. For six long years legislative inquiries into Industrial insurance continued their challenge. The most serious of these attacks was that of the Massachusetts Legislature of 1895. Charles Coolidge Read was spokesman for the Massachusetts Society for the Prevention of Cruelty to Children and other organizations supporting the bill for the abolition of insurance on children. Sensational newspaper headlines inflamed public sentiment with stories of starvation, extreme poverty, and suffering alleged to result from industrial life insurance.
When Mr. Fiske offered to answer the accusations through the columns of the newspapers, they refused to accept his statements except as paid advertisements. To put the facts before the public, his statement was printed at regular advertising rates. Next Mr. Fiske spoke in the chambers of many State Legislatures. With the tact and eloquence which had characterized him as a trial lawyer, he called attention to the flimsiness of the accusations, showed that even their few isolated cases when investigated had proved to be false. He successfully challenged his opponents to present one authenticated instance of the terrible effects they charged. His simple weapon was fact. He knew that ignorance and prejudice would be thrust aside by the power of truth. And it was.
In connection with the hearings, Mr. Fiske outlined the accomplishments and the benefits of industrial insurance and discussed the misconceptions that had grown up around it. He emphasized that a business which had been established for 40 years in England and which in two decades in the United States had resulted in the writing of nearly 7,000,000 low cost life insurance (http://www.youtube.com/watch?v=er4uFwT0xvc) policies by the three leading companies must certainly meet a fundamental need. He proved that industrial life insurance was a real necessity to wage earners.
His review of the situation brought about a change in public sentiment. He cited previous investigations of Industrial insurance here and abroad. Pennsylvania had had a legislative inquiry in 1889, and after hearings were held, threw out the bill attacking industrial insurance. The movement in Ohio brought the same result. New York State had con¬ducted an investigation in 1890, and the Legislative Com¬mittees hearings convinced the man who introduced the bill that he had made a mistake, and the Committee then killed it. Mr. Fiske quoted the action of the province of Ontario, Canada, in which the bill to prohibit infantile insurance was not enacted into law. Connecticut, Illinois, and Tennessee all had had the same experience.
After weeks of the sharpest interrogation, the Massachusetts committee shelved the bill. Everywhere the inquiries that threatened Industrial insurance came to an end. At these hearings Mr. Dryden, of the Prudential, and Mr. Rhodes, of the John Hancock, gave valuable testimony, but it was Mr. Fiske who carried the main burden for the defense, and the signal victory was his.
Although the absurd charges that Industrial insurance led to crime and poverty were definitely and finally answered, there remained the hard core of truth in certain serious defects in the conduct of this type of insurance. It was true that the lapse rate was high and that the provisions of the policy were far from liberal. Mr. Fiske saw these as well as any of its sharpest critics, but he was also convinced of the essential good which industrial insurance was doing. He firmly believed that the weak spots in the Industrial business could, with time, be removed.

Grandma Hystad’s Recipes, Food, Cleaning Tips

HOW TO REMOVE WINE FROM ARTICLES: Salt is the best ingredient to be found in the kitchen to remove or the like, from tablecloths or carpets. Pour on the discoloured spot of wine stain to thoroughly cover and imbibe all the liquor, then repeat if necessary, after brushing off all the salt first saturated. In this manner the cloth or carpet will be restored to its new condition.

To Remove Stain From Cloth.

Tartaric acid, or salt of lemons, will quickly remove stains from white muslin or linen. Put less then half a teaspoonful of salt or acid into a teaspoonful of water; wet the stain with it, and lay it in the sun for an hour; wet it once or twice with cold water during the time; if this does not quite remove it, repeat the acid water, and lay it in the sun.

STAINLESS STEEL AND CHROME:

Good for pots, sinks, and stove tops. Rub the area to be cleaned with a damp cloth and baking soda. Baking soda is an excellent general cleaner for removing many stubborn stains, including tea stains, and can be safely used on stainless steel, chrome, and ceramic.

Squeaky Clean Germs and kitchen are like a married couple, always close by. Germs really love the kitchen, especially sponges, dishcloths and sinks. You can disinfect all three by soaking sponges, and dishcloths for 5-10 minutes in the sink in a solution of ¾ cup Clorox Regular Bleach and one gallon of water. Rinse with clean water and let dry.

You can use the same solution to disinfect food spills, refrigeration, door handles.

Touching surfaces that have germs on them, such as faucets, can spread bacteria, cutting boards, tables, phones, light switches, anything touched by humans, animals.

WINDOW WASHING

Pick a cloudy day to wash, never in hot sun. Don’t use soap. Mix ½ cup ammonia, ½ cup of white vinegar and two tablespoons of cornstarch in a bucket of water. To make your window sparkle, mix a ½ cup of antifreeze in a quart of water. Sponge down the glass and wipe dry with newspaper.

STAIN REMOVAL

Before washing, it is essential that all stains be removed. Sometimes Soap or hot water will set a stain and make its removal impossible.

WARNING: DO NOT MIX BLEACH AND AMMONIA TOGETHER, THE FUMES CAN BE DEADLY.

Commercial cleaning supplies can aggravate your allergies and have long terms effects on your health. You can save on your house-cleaning bill with very good results using less toxic substances.

Ø Ammonia – cuts grease, cleans windows, Strip wax off floors.

*Shirt or blouse stain: Just a little of water and cornstarch will remove.

*Grass stains: Dampen stain with cold water, and rub with plain

bar soap. (One without moisturizers). The stain should come

right out. Then wash normally.

deodorizes.

*Basin, tub and tiles: rub the area to be cleaned with a half

lemon dipped in Borax. Rinse and dry with soft cloth.

*Fix plaster walls: with white glue and baking soda. Try it,

crack will disappear in minutes.

Berry Stain, place the stained part over a pot and pour boiling Water over it from a height of about 2 feet so as to strike the stain with force.

Plunge the stained part up and down in the hot water until the stain is removed. If stain is persistent, use javelle water.

Peach Stains, are not easy to remove. Be careful not to wipe hands with peach-stains on a good napkin, towel or apron. Stretch stain over a pot of hot water and apply javelle water with a medicine-dropper. Do not allow it remain too long in contact with the fibres. Javelle water rots even cotton and linen. Apply oxalic-acid solution to neutralize the alkali and rinse thoroughly in hot water. Several applications may be necessary.

Tea And Coffee Stains. Follow the same procedures as for berry stains above.

Blood and Meat-Juice.

Cleaning tips

Never put in hot water as that sets the stain. Soak at once in cold water. Rub with soap and wash. A paste of raw starch mixed with cold water will remove these stains on flannel, blankets, and heavy goods. Repeat until stain disappears.

Egg-Stain, wash in cold water, then warm water and soap.

Mix 50-50 water, white vinegar. Great for stubborn carpet stains.

LIGHTSIDE

In court, the prosecuting lawyer asked the farmer on the witness stand, “At the scene of the accident, did you tell the policeman you had never felt better in your life?”

 ”That’s right.” The farmer replied.

”Well, then, how is it that you are now claiming you were seriously injured when my client’s auto hit your wagon”.

The farmer explained. “When the policeman arrived, he went over to my horse, which had a broken leg, and shot him. Then he went over to Rover, my dog, who was banged up, and shot him.

When he asked me how I felt, I just thought under the circumstances, it was a wise choice of words to say, I’ve never felt better in my live.”

FOOD INFORMATION, TIPS, During Storms.

Parts of USA and Canada have been hit with disaster, from fires in California to floods in British Columbia, snow and ice storms in eastern USA and Canada. Many will be dealing without power, flood houses.  Here is information to help you get through some of the problems.

NOTE: To prepare for a disaster go to my archives on my website, and read my article “Ring Of Fire”.

The refrigerator will keep food safely cold for about 4 hours if it is unopened. A full freezer will hold the temperature for approximately 48 hours (24 hours if it is half full) and the door remains closed.

Discard refrigerated perishable food such as meat, poultry, fish, soft cheeses.

Food may be safely refrozen if it still contains ice crystals or is at 40°F or below when checked with a food thermometer.

Never taste a food to determine its safety!

Obtain dry or block ice to keep your refrigerator and freezer as cold as possible if the power is going to be out for a prolonged period of time. Fifty pounds of dry ice should hold an 18-cubic-foot full freezer for 2 days.

If the power has been out for several days, check the temperature of the freezer with an appliance thermometer. If the appliance thermometer reads 40°F or below, the food is safe to refreeze.

If a thermometer has not been kept in the freezer, check each package of food to determine its safety. If the food still contains ice crystals, the food is safe.

Discard any food that is not in a waterproof container if there is any chance that it has come into contact with flood water. Discard wooden cutting boards, plastic utensils, baby bottle nipples and pacifiers.

Thoroughly wash all metal pans, ceramic dishes and utensils that came in contact with flood water with hot soapy water and sanitize by boiling them in clean water or by immersing them for 15 minutes in a solution of 1 tablespoon of unscented, liquid chlorine bleach per gallon of drinking water.
